Roof Problems We Repair
Leaks and water stains
A ceiling stain marks where water ends up, not where it gets in. Water runs along the underlayment and down the framing before it drips, so a leak over a bedroom can start several feet uphill at a vent, a valley or a wall. Patching the shingles right above the stain is how homeowners end up paying twice for the same leak. A proper repair traces the water back to its entry point first.
Pipe boots, vents and flashing
Texas sun is hard on anything rubber or sealed. The rubber boots around plumbing pipes crack, the sealant around vents dries out and shrinks, and flashing at walls and chimneys can pull loose as the roof heats and cools every day. These are some of the most common leak sources on South Texas homes, and they are usually small repairs that stop a lot of water.
Missing, lifted or cracked shingles
A strong gust can break the seal strip that holds a shingle down and fold it back, or tear it off entirely. Once a shingle is gone, the underlayment beneath it sits in direct sun and rain and breaks down quickly. Replacing the missing pieces and resealing the lifted ones closes the gap. New shingles can be hard to match exactly to an older, sun-faded roof.
Missing or broken roof tiles
Tile roofs turn up across San Antonio, especially in older and upscale neighborhoods. Tile handles heat well, but individual tiles crack and slip. We also replace missing and broken tiles. A missing tile leaves the underlayment exposed, so it is worth fixing even when nothing is dripping yet.
Repairs under solar panels

Should You Repair or Replace?
A repair makes sense when the problem is local and the rest of the roof is sound: one leak, one wind-damaged area, one cracked pipe boot. It stops making sense when the shingles are brittle and shedding granules on every slope, or when you are on your second or third leak in a couple of years. At that point each repair buys less time, and the money often goes further toward a roof replacement.
There's a third possibility. If the damage showed up after a hail storm or high wind, it may not be a repair question at all. Hail tends to damage the whole roof rather than one spot, which can make it an insurance question. What to Do While You Wait for the Inspection
A few simple steps limit the damage until the roof can be looked at properly:
- Catch the water and move what matters. Put a bucket under the drip and move furniture, electronics and rugs out of the way.
- Write down when it started. Note the date the stain appeared and whether it followed a storm or heavy rain. It helps narrow down the cause.
- Stay off the roof. Wet shingles and tile are slippery, and walking on brittle shingles or tile can break more than is already broken.
- Check the attic if it is safe to. A flashlight in the attic during or after rain can show where water is coming through the decking, which helps pinpoint the leak.
